Sampling Comes Before Scraping

On any Riverside house finished before the early eighties, the first thing that happens is not a quote. It is two small samples cut from separate areas of the ceiling, wetted so nothing goes airborne, bagged, labelled and sent to an accredited lab.

The lab looks at the material under polarized light and tells you whether it contains asbestos. That result comes back to you in writing, and it decides what happens next. Until it is in hand there is genuinely nothing useful to price.

Why the Date Alone Will Not Do It

People reasonably expect a cutoff year. There is one, and it is softer than it sounds. Manufacture of asbestos containing acoustic texture stopped in 1978. Selling and installing what was already in the supply chain did not, so material sprayed in 1979 and 1980 turns up positive with some regularity, and a few later installs do too.

Riverside makes this worse rather than better, because the housing stock is spread so widely across the decades. A bungalow in the Wood Streets, a ranch off Victoria Avenue, a tract house near the 60 and a newer development out toward Orangecrest were finished across a span of seventy years. The ones in the uncertain middle are precisely the ones people want to modernize.

If your house went up in the nineties or later, we will tell you not to bother with the test. Selling a sample to somebody who does not need one is an easy way to make a hundred dollars and lose a customer.

Wet Removal, Done Contained

Assuming a negative result, the room gets stripped and masked. Furniture out or sheeted, floors covered and taped at the edges, light fixtures dropped and bagged, ceiling fans taken down, and the doorway sealed so the rest of the house is not breathing it.

Then the texture gets misted with a pump sprayer and left to soak. Wetted properly it comes off a wide blade in soft sheets and lands on the floor instead of hanging in the air. Dry scraping is faster by maybe an hour and turns the entire house into a dust bowl for a week. It is not a shortcut we offer.

Scraping is also the easy part. It is one long, unpleasant, unskilled day, and if a ceiling has tested clean there is no honest reason a capable homeowner cannot do it themselves. We say so on the phone regularly.

What the Texture Was Hiding

Sprayed texture was popular partly because it buried a multitude of sins. Take it off a ceiling that has been up for forty years and you find them all at once.

In slab-on-grade construction, which covers most of Riverside built after the war, seasonal movement pushes fasteners back through the mud. That gives you a line of nail pops along every joist. There is usually a butt joint or two that was taped but never properly floated, because nobody was ever going to see it. Sometimes there is old water staining from a roof leak fixed decades ago, and occasionally a section of board that has sagged between joists because it was hung with too few fasteners.

All of it has to be dealt with before a finish goes on. Fasteners get backed out and replaced with screws set to the correct depth, joints get re-taped where the tape has let go, and low spots get built up in successive coats rather than one heavy pass.

The Finish Level

A level 4 finish is the normal residential standard and is right for most ceilings, particularly rooms with soft or indirect light.

A level 5 finish adds a thin skim coat across the entire surface so there is no difference in porosity or texture between the taped joints and the open board. It costs more and it exists for one reason: raking light. Riverside gets hard, low west sun for a large part of the year, and a room with a west facing window or a run of recessed cans will show a level 4 ceiling for what it is by late afternoon. If that describes the room, spend the extra. If it does not, do not.

Mud dries fast in this climate, which helps the schedule and hurts the finish if you rush it. A coat that has skinned over is not a coat that has cured, and feathering into half dry mud leaves a ridge you will see forever. We let it go.
